Fascias & Soffits Ayrshire
Fascias and soffits do important work at the roof edge. The fascia board supports the bottom row of tiles or slates and carries the gutter; the soffit closes off the gap between the fascia and the wall. Together they protect the roof structure from the weather, prevent birds and pests from entering the roof space, and — when correctly specified — help ventilate the roof space to prevent condensation.
In Ayrshire's wet climate, timber fascias and soffits are particularly vulnerable to rot, and neglected rooflines are a very common source of structural problems that might initially appear to come from the roof itself. IC Roofing replaces and repairs fascias and soffits across Ayrshire, using uPVC or treated timber as appropriate to your property.
Signs Your Fascias or Soffits Need Replacing
- Paint peeling, bubbling, or flaking from the surface — almost always indicates moisture has penetrated the board
- Visible cracks, splits, or warping in the board
- Soft or spongy feel when pressed — rot behind the painted surface
- Dark staining on the wall below the fascia — water running behind the board rather than through the gutter
- Gutter brackets pulling away from the fascia — the timber is no longer strong enough to hold fixings
- Gaps in the soffit large enough to allow bird or bat access — or evidence of nesting material
- Damp patches in the loft insulation near the eaves — a sign that the soffit or fascia is no longer providing a weatherproof seal

uPVC Fascias and Soffits
The most popular choice for modern and post-war properties across Ayrshire. uPVC does not rot, does not require painting, and is available in white and a range of other colours including woodgrain finishes that suit older properties. Modern hollow-back uPVC fascias are rigid and provide a solid fixing for guttering. Vented uPVC soffit panels are available as standard, maintaining roof space ventilation. Expected service life of 25 years or more with minimal maintenance.
We use purpose-made uPVC capping and trims to provide a neat finish at external and internal corners, at verges, and where the soffit meets the wall.
Timber Fascias and Soffits
For certain properties — particularly stone-built Victorian or Edwardian houses, properties in conservation areas, or listed buildings — timber may be the appropriate or required choice. We use treated softwood as a minimum, and can source hardwood where durability or a premium appearance is required. All timber fascia and soffit boards are primed before installation and should be painted on both faces and all edges to maximise longevity. Correctly installed and maintained, timber roofline boards perform well, though they require repainting every five to eight years.
The Replacement Process
- Gutters and downpipes are carefully removed and set aside for re-use or replacement as required.
- Existing fascia and soffit boards are stripped back — cover boards over existing timber are removed, or the full board is taken off to expose the rafter feet.
- Rafter feet and wall plate are inspected. Any timber showing decay is cut back to sound wood and a treated timber splice fitted; severely deteriorated rafter feet are replaced.
- New fascia and soffit boards are fitted, with ventilation provision confirmed or improved.
- All joints, corner trims, and accessories are fitted neatly and sealed against the weather.
- Guttering is refitted (or new guttering installed) with correct falls and bracket spacing.

The most reliable way to check is a physical inspection, but there are signs you can look for from the ground and with a ladder. Paint that is peeling or bubbling, visible cracks along the grain, and dark staining or discolouration are all indicators of moisture damage. A soft or spongy feel when you press the board firmly — even if the paint looks intact — is a clear sign of rot behind the surface. Brackets that are pulling away from the board, or gutters that have sagged or tilted, often indicate that the fascia behind them has failed and can no longer hold the weight of the gutter and its fixings.
Sometimes — but we would only recommend it in specific circumstances. If the existing timber fascia is in sound condition and the board dimensions are suitable, a uPVC cover board can be applied over the top, saving the time and cost of full removal. However, if the existing timber is at all damp or deteriorated, covering it with uPVC traps moisture and accelerates the rot rather than solving the problem. We always inspect the condition of the existing fascia before recommending an overlay approach.
It depends on your roof's ventilation strategy. Most modern roofs require cross-ventilation at eaves level to prevent condensation forming in the roof space, which causes timber decay and reduces insulation performance. This is typically achieved using vented soffit panels — either panels with small vent holes punched across the face, or a continuous ventilated strip inserted into the soffit. When we replace soffits, we assess the existing ventilation provision and ensure the new installation maintains or improves it in line with current requirements.
