IC Roofing & Property Maintenance

A new roof is one of the most significant investments you will make in your property. Done properly, it will protect your home for decades and add genuine value. IC Roofing installs complete new roofs on domestic and commercial properties throughout Ayrshire, using quality materials suited to Scotland's demanding climate and the architectural character of the area.

We take pride in doing the job properly from the outset — correct ventilation, quality underlays, and careful attention to flashings, valleys, and verges. A roof that looks neat from the road can hide poor workmanship underneath; our installations are built to last.

When to Consider a Full Replacement

Not every ageing roof needs to be replaced immediately, but there are clear indicators that a full replacement is the right course:

  • The existing sarking felt has failed and water is reaching roof timbers
  • Widespread nail sickness on natural slate — slates continually slipping out of position
  • More than 30–40% of tiles or slates are cracked, broken, or missing
  • Roof timbers showing signs of rot or infestation
  • Repeated leaks that keep returning despite repairs
  • You are renovating a property and want a long-term watertight guarantee

Roofing Materials We Work With

The best material for your new roof depends on your property type, budget, and planning requirements. We work with:

  • Natural slate — the traditional choice for Scottish properties. Durable, attractive, and long-lasting (50–100 years with good maintenance). Welsh and Spanish slate are the most commonly specified.
  • Artificial / reconstituted slate — a cost-effective alternative that closely mimics the appearance of natural slate. Products from leading manufacturers carry 30-year guarantees and perform well in our climate.
  • Concrete and clay tiles — well suited to properties across Ayrshire where slate is not the original covering. Interlocking concrete tiles are particularly robust and low-maintenance.
  • Modern breathable underlays — all new roofs we install use a high-quality breathable membrane rather than traditional bitumen felt, improving ventilation and reducing condensation within the roof space.

Our New Roof Process

  1. Survey and quotation — a thorough inspection of the existing roof structure and covering, followed by a detailed written quote.
  2. Scaffolding erected — full perimeter scaffolding for safe access and to protect your property during stripping.
  3. Stripping — the existing covering, felt, and battens are removed and disposed of responsibly.
  4. Timber inspection and treatment — any damaged or deteriorated rafters, joists, or sarking boards are repaired or replaced before the new covering goes on.
  5. New underlay and battens — a breathable membrane is fitted and new treated timber battens are fixed to the correct gauge for your chosen material.
  6. Tiling or slating — the new covering is laid, with all flashings, ridges, hips, and verges finished properly.
  7. Clean up and final check — all waste removed, gutters cleared of debris, and a final walkround with you to confirm everything is in order.
