Signs You Need Roof Repairs
Many roof problems give warning signs before they become serious leaks. Here's what to look for — both from the ground outside and inside your home.
Signs Visible from the Ground
You don't need to go on the roof to spot many problems. Stand back and look at your roof from the street or garden.
Missing, cracked or slipped slates or tiles
Dark patches or obvious gaps in the roof covering are a clear sign something needs attention. Even a single missing slate creates an entry point for water.
Sagging roof line
A roof line that dips or sags in the middle can indicate structural problems with the timbers underneath — potentially caused by long-term water ingress or simply the age of the structure.
Crumbling or missing chimney mortar
Look at the mortar joints between the chimney's brickwork. If it's cracking, missing or eroding, water can penetrate the stack and cause internal damp.
Moss and lichen growth
A green or dark growth across the roof surface. Moss isn't always immediately damaging but it retains moisture and can lift tiles over time.
Blocked or overflowing gutters
Gutters spilling over during rain, or plants growing from them, suggest blockages. Overflowing gutters can damage fascias and cause damp in walls.
Damaged or missing flashing
Lead or aluminium flashing seals the joints where the roof meets chimneys, walls and roof windows. Visible lifting, cracking or missing flashing is a common source of leaks.
Signs Inside Your Home
Some roof problems show up inside before you notice anything outside.
Water stains on ceilings or walls
Brown or yellow ring-shaped stains on your ceiling or upper walls are a classic sign of a roof or plumbing leak. If they appear after heavy rain, the roof is the likely culprit.
Damp or musty smell in the loft
If your loft smells musty or damp when you access it, water may be getting in. Check the underside of the roof felt — if it's wet or stained, there's likely a problem above.
Daylight through the roof
If you can see light coming through the roof structure in your loft, water is getting in there too.
Damp patches on top-floor walls
Persistent damp patches on the upper floor can result from a failing roof, blocked gutters or damaged flashing rather than a plumbing issue.
