Moss on Your Roof: Is It a Problem?
Moss on roofs is very common in Ayrshire's damp climate. Here's when to act and when it's just cosmetic.
Ayrshire's climate — high rainfall, mild temperatures, plenty of moisture — is ideal for moss growth. It's particularly common on north-facing and shaded roof slopes, and on clay or concrete tiles rather than smooth materials. If you can see a green or dark covering on your roof, here's what you need to know.
When Moss Is Mainly Cosmetic
A thin layer of moss on a relatively young roof, particularly if the tiles are otherwise intact and there are no internal signs of damp, is primarily a cosmetic issue. It won't cause immediate problems, though it's worth monitoring and treating.
When Moss Is Actually Damaging
Thick, established moss growth
Heavy moss growth retains large amounts of moisture. This continuous wetting of the tile surface accelerates freeze-thaw damage in winter.
Moss growing in tile joints
Moss roots growing under and between tiles can cause them to lift over time, breaking the weathertight seal of the roof.
Moss in valleys and gutters
When moss dies and breaks down, it washes into gutters and valleys, causing blockages and water retention.
Older or already-fragile tiles
On older concrete tiles or slates that are already near the end of their life, moss damage can tip the balance between a roof that's functioning adequately and one that needs replacing.
Professional Moss Removal
Professional moss removal typically involves:
- Safe access via scaffolding or platform
- Gentle mechanical removal (scraping or brushing) — pressure washing can damage tiles and void guarantees
- Application of a biocide treatment to kill remaining growth
- Checking and clearing gutters and valleys of debris
- Inspection of the roof while access is available
The biocide treatment continues working after the visit — moss and algae die off gradually over the following weeks and months as the treatment washes over the surface in rainfall.
